Guest Terms and Conditions Guest Holiday Let Agreement for All Rental Properties This contract sets out the terms upon which Stay with AMRP will provide a serviced apartment or house to you as set out on the booking form (“Accommodation”). This contract is between the person who is the signatory to this Agreement (“You”) and Stay with AMRP. 1. Booking Confirmation To reserve Accommodation Stay with AMRP will require 100% of the total amount due. Failure to pay in accordance with the agreed terms of payment may result in suspension of Accommodation. Stay with AMRP reserve the right to charge interest on overdue accounts. 2. Method of Payment Stay with AMRP accept the following methods of payment:- • Credit/Debit Card: Visa, MasterCard, & American Express. • Bank Transfer: Pounds sterling. Bank details available on request. 3. Booking Extensions If you wish to extend your stay we will accommodate the request should we have availability. Payment must be made immediately on invoice. Failure to do so will result in a clean being schedule for the original day of check out. 4. Accommodation You are only granted a licence to occupy the Accommodation and this agreement gives you no other rights either express or implied to the Accommodation. 5. Occupancy The number of people permitted to occupy each apartment is limited to the number of beds, or and sofa beds. In some properties extra sleeping accommodation can be arranged. If the number of people permitted to occupy a property is exceeded, Stay with AMRP reserve the right to charge for additional guests at the rate of £100 per guest per night or additional guests will have to vacate the property. 6. Duty of Care/Responsibility It is the responsibility of the Guest to ensure they are respectful to other tenants living within the building/area in which they are staying. Guests must also ensure noise levels are restricted. Reports of excess noise from other tenants to the Agent or neighbouring properties will mean automatic immediate termination of the stay. In addition, Guests have a responsibility and duty of care to ensure damage is not deliberately inflicted on the property or its contents. Smoking is prohibited and any evidence of this in the apartment will incur penalties. Such damages will be charged to the Guest via invoice payable within 7 working days. 7. Arrivals and Departures Guests can check in to their apartment from 2pm on the day of arrival. On arrival you will be asked to check the Accommodation and accept your stay. Check out is at 11 am on the day of departure. Please note you will be charged £20.00 per 15 minutes for checking out late. Key collection details will be provided prior to check-in date and will not be released until this contract has been signed, online check in form submitted and identification of the lead booker submitted, this must detail the lead bookers home address. Early Departures In the event that a guest needs to check out prior to the agreed departure date, Stay with AMRP will class the departure as the end of the stay and arrange for the property to be cleaned. Guests found checking in early without authorisation may be subject to additional charges. Please make sure you are checked out by 11am at least for cleaning. 8. Inventory / Property Care All damages, over and above the deposit amount, will be paid for by the guest within 7 days of receiving the invoice from Stay with AMRP. Failure to do so will result in a small claims court claim being filed on the next working day after the deadline. All interest, legal fees and any other charges related to recouping the outstanding debt will be paid for by the guest. 9. Additional Charges Broadband: Broadband is available free in all property locations. Pass codes will be provided on check in. However, Stay with AMRP will not be responsible for any fault associated with the user’s hardware or software and no support will be available and Stay with AMRP will not provide compensation in any form for its failure to work. Cleaning: Stay with AMRP expects the property to be left in a reasonable state on departure. If, at Stay with AMRP discretion, additional cleaning is required on departure, the cost of this cleaning will be an additional charge, again invoiced and payable within 7 days. Smoking: Smoking is prohibited in all apartments and communal areas. Anyone found to be smoking or evidence of smoking in the apartments or communal areas will incur a £100 charge. Any damages caused will be charged for in addition. Keys: Stay with AMRP will issue the guest with one set of keys. If keys are not returned, charges apply: • Replacement keys: £100 • Lock replacement: minimum £100 Parking Pass: Failure to return the pass will result in a replacement charge of £150.00. Call Outs: Non-emergency call outs between 9 pm and 9 am will incur a £100 fee. 10. Liability Stay with AMRP cannot be held responsible for loss or damage to personal belongings or for acts caused by third parties. Guests are advised to have appropriate insurance. 11. Access to Properties Stay with AMRP reserve the right to access all properties at all times, giving notice where possible. 12. Pets Pets are not allowed unless agreed in advance and a cleaning deposit is paid. 13. Services Stay with AMRP cannot be held responsible for interruption of services such as electricity or water. 14. Communication Operating hours are 9am to 8pm, 7 days a week. 15. Charges The lead guest accepts full responsibility for damages and charges, including: • Full repair costs • 25% administration fee • Up to 5 nights lost rental • Relocation costs Invoices must be settled within 7 days, with 8% daily interest thereafter. 16. Entire Agreement This Agreement is governed by the laws of England and Wales. 17. Non Availability of the Property If the property is unavailable, all payments will be refunded in full, with no further liability. 18. Right to Refuse The Company reserves the right to refuse any booking. 19. Cancellation Stay with AMRP may cancel or alter bookings due to circumstances beyond control. Alternatives will be offered where possible, otherwise refunds issued. 20. Utilities / Services Utility use is included unless excessive. EV charging is not permitted unless agreed. 21. Brochure and Marketing Materials All efforts are made to ensure accuracy, but changes and errors may occur. Final Acknowledgement Check in is strictly at 2:00 pm unless agreed otherwise. I acknowledge that failure to comply with any terms may result in charges, eviction, or loss of deposit. I confirm that I understand and agree to all terms and conditions.
